- Weddings and other large events are strictly prohibited!
- Repeat guests returning to this home can receive a 10% discount (not to be stacked with other discounts).
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided. .
- Firewood for the indoor fireplace or outdoor fire pit may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
- This property is pet friendly for up to a maximum of 2 dogs with a $25 per day, per dog fee. Pets other than dogs are not permitted.
- AWD or 4WD vehicles are required during inclement weather months where snow or ice may be present. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Level, paved parking space for up to 10-15 vehicles.
CANCELLATION POLICY -
Bookings canceled 30+ days before arrival will receive a refund of the deposit.
Bookings canceled between 15-29 days before arrival will receive a refund of half of he deposit.
Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.

We thoroughly enjoyed our time at Sunnyside Farm. The house was spacious and clean with plenty of room inside and outside for conversations and games for all 20 of us. We thought it was fantastic - enough space for us to congregate together and also spread apart to enjoy different activities or if you wanted privacy you had that as well. Plenty of space to store our food and drink for three days, prepare our food and enjoy it. We stayed here while celebrating our wedding in Boone! The home was beautiful and gave us plenty of space to relax! The home is tucked away from the town and offers a lot of privacy! The house was amazing for our large family. There was plenty of space to spread out and also plenty of space to gather together. The outdoor space was amazing. The children could play outside and we could see them from the inside. The outdoor space was safe-no traffic, etc. The dining space was perfect for our large family. There are two large dining tables in close proximity to each other. The fireplaces (gas and wood burning) were great as was the outdoor fire pit. Our family get together this year was spent in this awesome house near Boone, NC. There was more than enough room for our extended family to spread out and relax, play and visit. The huge projection screen TV allowed us to enjoy our college SEC football games. The spacious kitchen and dining areas provided space for preparing family meals. The outdoor fire pit hosted a fun evening of S’more making. The indoor tents were a big hit with my granddaughters but also comfortable for the adults. This is our second year staying at Sunnyside Farm for our annual company retreat. Our team loves the mountain views, the spacious sleeping and communal areas, and the "glamping" tents upstairs. What a fabulous house! The views-spectacular! Loved the numerous gathering areas and small sitting rooms. Two big tables for dining-awesome! The huge game room with tents for privacy was a huge hit with the kids both old and young! Great fire pit! TV room was amazing for watching football! Kitchen was well stocked and big. This is our second visit! We loved it so much the first time that we came back!! The views are spectacular! Don’t think you’ll find a better view in any home in the area! The house is comfortable with many large spaces for groups to disperse and not feel crowded at all. The front porch with rockers and the fire pit with Adirondack chairs were among our favorite places to be. The king beds were so comfortable and our kids always enjoy the tent area so much! There’s plenty of parking and the neighbors in the area are so friendly! All that said a few things to consider if you’re planning on cooking for your large group: kitchen needs grilling tools, an ice maker, could use a garbage disposal and more kitchen towels.
