The living room features an oversized sofa perfect for movie nights, a large screen TV, and a cozy gas fireplace. The adjacent kitchen is fully stocked with stainless steel appliances and granite countertops, including a peninsula with seating for two. The spacious dining table seats eight, making family meals a breeze.
Enjoy the fresh mountain air and cool summer evenings—though the mini-split system ensures the temperature stays just right no matter the season.

Sleeping Arrangements:
Main Level:

• A cozy queen bedroom just steps from a full hallway bathroom.

Lower Level:

• Primary King Suite: Features a private ensuite with a tiled shower, walk-in closet, and TV.
• Queen Bedroom: Offers direct access to the lower yard via a private exterior door.
• Bunk Room: Perfect for kids, with two sets of twin-over-twin bunk beds.
• A full bathroom is conveniently located in the hallway between the two additional bedrooms.

- This home is not pet friendly. Thanks for not bringing pets to this home.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. 
- Check in is after 4pm
- Checkout by 10am
- Must be at least 25 years old to reserve. This person is required to be one of the persons staying in the property for the reserved dates. 
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals.
- No parties or gatherings above the posted occupancy allowed. Keep outside noise respectable.
- 4WD/AWD and/or chains required during times of snow/ice to access any homes on Beech Mountain, though the driveway is level with the road - it is your responsibility to come prepared for winter weather. No refunds are given if you are not prepared for winter weather. 
- Guest is responsible for any damages caused by intentional (non-accidental) actions. 
- Host is not responsible for items left in the home. 

CANCELLATION POLICY - Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
